In October 2019, Mr. Zhang (Andy) reached out to Tiffany’s team via WeChat. Andy’s company specializes in cross-border warehousing, providing storage services for fitness equipment, indoor and outdoor furniture, home goods, and cleaning tools. With rapid business growth, his original Ontario warehouse was operating at full capacity, and he urgently needed a larger storage space of 50,000 to 60,000 sq. ft. around the Ontario area to meet the increased demand. Andy had specific requirements for the new warehouse: at least 8 loading docks, 2 ground-level doors, a minimum ceiling height of 24 feet, and most importantly, a private yard to ensure security and convenience.
Requirements and Challenges:
After thoroughly understanding Andy’s business needs, Tiffany’s team promptly began the warehouse search. Andy’s criteria were quite stringent, particularly his need for a private yard, which was challenging to find on the market. However, leveraging our extensive resources and efficient team collaboration, we identified several suitable warehouses within three days and accompanied Andy on-site visits to each location. Ultimately, a 58,345 sq. ft. warehouse in Chino caught Andy’s attention. Not only did it meet his requirements, with 10 loading docks and 2 ground-level doors, but it also offered a spacious yard, meeting all of Andy’s security and operational needs.
Solution and Results:
Over the next two weeks, the Tiffany team worked tirelessly, negotiating with the landlord to secure the most favorable lease terms for Andy. After several rounds of discussions, a 5-year lease was successfully signed, enabling Andy to expand his warehousing operations. This 58,345 sq. ft. facility not only provided ample storage for his large items but also significantly improved his warehouse management efficiency.
