In July 2019, Mr. Jiang (Jason) and Mrs. Jiang (Mary) reconnected with Tiffany’s Team. As a couple with strong mutual understanding, they are not only life partners but also successful business partners. In 2015, when Jason and Mary first started their company, we helped them lease a 30,000 sq. ft. warehouse in Chino. Over the years, their cross-border warehousing business flourished, primarily providing storage solutions for small furniture, home goods, and outdoor furniture. With a substantial increase in orders, their existing warehouse space was no longer sufficient, and they urgently needed a larger warehouse near Chino to support their business expansion.
Requirements and Challenges:
After a thorough discussion with Jason and Mary, we understood their strict requirements for the new warehouse: an area of 40,000-50,000 sq. ft., at least 6 loading docks, 2 ground-level doors, and a minimum ceiling height of 24 feet to allow for flexible storage and transportation. Additionally, the new warehouse had to be close to their existing location for operational efficiency. Meeting these needs within a short timeframe wasn’t easy, but Tiffany’s Team was committed to helping our long-time clients find the ideal space as quickly as possible.
Solution and Results:
Over the next three days, TNG Team Tiffany worked tirelessly, guiding Jason and Mary through site visits at multiple potential warehouses, and meticulously selecting premium options that met their criteria. Finally, we located a 49,735 sq. ft. warehouse in Ontario, which met all their requirements and had convenient access to the freeway. For the next 12 days, our team made every effort to coordinate with the landlord and, through multiple rounds of negotiations, secured highly advantageous lease terms for our clients. In the end, Jason and Mary signed a 5-year lease and successfully expanded their warehousing footprint.
